What we do
Most landscapers in Cornwall lead with grass cutting. We lead with the grade, because a yard that drains is the only thing everything else sits on.
If water sits against the house, pools in the middle of the lawn or runs into the garage, the grade is wrong. We re-shape the yard with the laser, build swales, install drain lines and catch basins, and extend downspouts past the new work. Cornwall clay does not absorb water, so it has to be given somewhere to go.
Fresh sod lawn over prepared topsoil, not laid on top of whatever was already there. We strip the old lawn, correct the grade, screen and place quality topsoil, then lay tight-jointed rolls and roll them in. Includes a watering schedule so it roots instead of going brown in six weeks.

If there is standing water on the lawn in April, no amount of sod, mulch or river rock will fix it. Here is what is actually happening.
Ground should fall roughly 2% away from the foundation for the first two metres, then keep running to somewhere it can leave. Most Cornwall yards that flood are close to flat, or they slope back toward the house after years of settling and added topsoil. Sod laid over that grade floats on the same puddle it did last spring.
Our soil holds water instead of absorbing it, and in March it is holding water on top of ground that is still frozen. That is why the yard is a pond for three weeks even though nobody has watered it. Water has to be moved by shape and by pipe, not left to soak in.
Depending on the lot: a shallow swale to carry surface water around the house, a catch basin tied to a solid line running to daylight, weeping tile and clear stone in the wet corner, downspouts extended past the beds, and window wells kept above grade. We set all of it with a laser level before any topsoil or sod goes down.
We check the grade at every estimate, even if you called about a flower bed. If it is fine, we say so.
